Satisfying Home Insurance Requirements in Florida

Due to Florida's severe weather cycles and humid climate, insurance underwriters are highly selective. Most carriers require a certified 4-Point Inspection for any home that is over 30 years old before issuing a new policy or renewing an existing one. This report provides proof that the home's most critical utility systems are active, safe, and free from active hazards.

What is a 4-Point Inspection?

A 4-Point Inspection is a specialized, focused safety review. Unlike a pre-purchase buyer's inspection which analyzes hundreds of cosmetic and functional items, a 4-Point Inspection is strictly built for insurance underwriting purposes. It documents the material types, age, conditions, and active risks of four main building sections.

The 4 Key Areas Checked:

  • HVAC (Heating & Air Conditioning): We check operational heating and cooling cycles, locate emergency shutoffs, evaluate age, and verify that mechanical ventilation works safely.
  • Electrical System: We document main service capacities, examine panels for dangerous breaker brands (such as Federal Pacific or Zinsco), check for branch copper/aluminum wiring, and note visual hazards.
  • Plumbing System: We review supply and waste pipe materials (looking for polybutylene or cast iron), inspect water heaters (documenting age and relief valves), and audit kitchens/bathrooms for active leaks.
  • Roof Covering: We check shingle, metal, or tile age, verify proper installation, and estimate remaining life expectancy to ensure the underwriter is satisfied with wind safety.
